Tips and Tricks for Handling Your For-Sale-By-Owner Closing

If you have chosen to sell your home yourself, the closing process can often seem complex and more than a little confusing. If you are attempting to sell your home by yourself, you won't have any help wading through the closing process, so here are a few important things to keep in mind along the way.

Stay Vigilant - A cardinal mistake that many home sellers make is that they think the whole process is over as soon as a prospective buyer signs a sales contract. The sales contract says that the buyer can't back out for just any reason, but they can still back out.

Know That the Sale Can Still Fall Through - The appraiser is your first hurdle. Your buyer will hire an appraiser to take a look at your house and if the appraised value is significantly less than what you are asking, the bank will not grant a mortgage. You can either hire your own appraiser to give a report more in line with your asking price, or you can simply make sure that the asking price for your home is in line with other homes in your area.

Understand the Survey Process - A surveyor will also come to take a look at your property to make sure that you have the legal right to sell the land that your home is situated on. If your property has been surveyed recently, this won't be a problem, but if it has been a significantly long period of time or if there is a lake or stream on your property that may eat away at your acreage, you could have a problem.

Be Mindful of Inspections - Finally, if the buyer wishes, they can hire a series of inspectors to take a look at your home. The inspections are paid for by the buyer, but they can include everything from pest inspections to roof and wall inspections to even the appliances, if they are being included in the sale. You can also hire your own inspector to argue any points that come up, but you are often better off simply making the fixes that are suggested as quickly as possible so that your deal doesn't fall through.

As you can see, the sales contract is a sign that the end is near with your home selling adventure, but it is not the end of the entire process. It is only when you remain aware that you can also stay ahead of the curve.
