Preparing Your Home For Sale

Choosing to sell your home yourself is a big decision that takes a refined business sense and a bit of luck. One of the most important parts of the process is preparing your home to be shown and sold. Even if you were to choose to hire a realtor, this is a step that you would have to undertake, but since you are choosing to sell your home yourself, you can let this handy guide help you along the path.

Repairs - From adding a fresh coat of paint to fixing up those items that have been on your to-do list for months (or even years), every little bit helps. No one expects to buy a perfect home, but the more scars you can conceal, the better chance you have of getting your asking price. The people that you show around your former home are going to be looking for problems so why not make it as difficult as possible for them to notice anything that needs particular attention. A few days spent fixing up your former home can result in a windfall later on.

Belonging Removal - When you show someone the house you are living in, you need to make it as easy as possible for them to say, "Yes, I can imagine living here." You can help accomplish this task by moving as much of your personal belongings and clutter out of your home as you can. Things like knick knacks, mementos and easily storable personal items need to be removed. Make every room in your house look beautiful, but try to make them look as neutral as possible. If you need to, rent a storage space to keep those items in until your home is sold.

Clean - No matter what the standards are of the people you will be showing your house to, you need your home to appear as clean as possible. There is nothing in the world more off-putting than the idea of having to clean the moment you move into a home. Take the contents of your pantry and cupboards and clean them out as best you can. Try to move all of the remaining belongings into one concentrated area so that prospective buyers can see the majority of storage space in your home empty. It is only with this view that people will accurately be able to judge how much room you really have in your home.
