Preparing Your Home For Sale

In this economy, selling a home anywhere in the country can be a tough
job. If you have chosen to sell your own home, you are going to need all
of the professional grade tips you can get. Marketing your home means
getting the word out that your property is for sale, and then enticing
people to make offers. There are two different types of marketing you
can do: marketing that gets people to your home and then marketing to
close the deal. Here are a few helpful tips you can follow that should
significantly increase the chances of you selling your home sooner
rather than later.
Advertising: If you have chosen to sell your home yourself,
chances are, you don't have an advertising budget set aside. In this day
and age, however, you don't need a huge budget to help get the word out
that your home is for sale. Many areas have weekly newspapers that offer
free or extremely low cost ads that can alert your entire community that
your home is for sale. You can also consider creating a webpage, with
free hosting, for your home and then visit message boards, chat rooms
and other venues where you can share your creation.
Open Houses: An open house is an opportunity for you to show your
home to large groups of people in one day, however, it is up to you to
get the word out that you are hosting an open house. First, start by
posting a sign in your front yard announcing the date and time your open
house starts. Second, use free websites like your local CraigsList and
other low cost advertising venues to spread the word. You can even start
a chain letter via email and have it sent to everyone you know, and then
everyone those people know, and so on.
Staging: We all know that doing repairs before you show your home
can significantly increase your asking price and along those same lines
is the art of staging. Staging your home means preparing it to look its
best before you show it. Fill your home with flowers, neutral colors and
as few personal possessions as you can so that those who are looking at
your home can envision their belongings inside it. Try to fill your home
with pleasant scents, like a fresh loaf of bread, that welcomes your
visitors into what might just be their new home.
A Take Home Gift: You don't have to spend a lot of money here to
help people remember your home. Even something as simple as a specially
made business card or a home made craft that features a photograph of
your home, your phone number and a thank you to each family who views it
makes a great impression and it keeps your home fresh in the minds of
those who saw it.
