Dealing with an Offer on Your Summit NJ
Real Estate

Selling your Summit NJ real estate can be a challenge at times, and by
far the scariest part of the process is trying to evaluate all of the
offers you may have on your home. How do you choose the right offer to
meet your needs?
First, evaluate how close the offer is to the asking price. If it's
pretty far below it, you might want to keep searching for another offer.
If it's just a few thousand dollars less than your asking price, it may
be time to think about the other terms of the offer.
Second, look at the other terms of the offer. If the potential buyer
just wants to have the home inspected, that's a fairly common request.
If, on the other hand, the potential buyer wants you to complete
thousands of dollars in renovations before they'll pay your asking
price, that's another story entirely. Your Summit NJ real estate agent
can help you to understand exactly what the offer price relies on.
Next, consider your other options. If you don't take this buyer's offer,
are there other offers on the table? Are any of them as attractive? Your
real estate agent can't tell you how soon another buyer is going to walk
through the door in today's softer market conditions, so if you're
rejecting an offer of the idea of a few thousand dollars, it may be
worthwhile to have a heart to hear with your agent.
With any offer you get, you need to know whether or not the buyer has
been pre-approved for a mortgage loan. If he hasn't, take the offer with
a grain of salt. Until a mortgage company says yes, you haven't actually
sold your home. If you do like the buyer's offer, and you are
interested, you can always have your Summit NJ real estate agent help
you craft a counter-offer. Perhaps you'd like to add a few thousand to
their price or take away one of their contingencies. No matter what you
choose to include in your counter-offer, be sure to think about the
buyer's priorities so you can make the best possible deal.
