Before You Show Your Home
When you choose to sell your own home, you may be a bit overwhelmed, but
one of the single most important things you can do is prepare your home
for a showing. This might seem a bit scary at first, but these tips can
help.
Take an Inventory - Once you decide to start showing your home,
you need to make sure that what the buyers see is what they get, save
major items like furniture. If there is a built in light fixture in one
room that you put in yourself and you want to take with you to your new
home, make sure you have removed it BEFORE you show your home. Don't
show it and then point to an item and say that you are taking it with
you. The last thing you want to point out to a buyer is what they AREN'T
getting.
Enlist The Help of Friends - Once you feel that you have done
everything you can, make sure you enlist the help of friends and
neighbours to come over and give your home a real honest appraisal.
Start outside and see what they think of your yard, of flowerboxes and
of any flower gardens you may have. Ask if the house looks appealing, if
it is a place they would want to enter, to live in or to buy. As a
current owner, and as a human being who likely has many emotions tied up
in the house, it can be almost impossible to get an honest and objective
idea of if your home is ready to be shown or not. Your friends will give
you a much better idea of where you stand.
Prepare For The Day - You should have a good amount of notice
before you show your home to potential buyers, so take the few hours you
have and do some final touch ups around the home. You don't have to be
Betty Crocker, but try to bake something that smells welcoming and
delicious right before your house is shown. Chocolate chip cookies make
an easy and fun treat that sets the perfect tone. Run your vacuum again
so that your carpets and high traffic areas are spotless. Make sure the
outside area of your home is clean and well kept. Pick up any toys off
the lawn and make sure things like garden hoses are properly coiled. The
important thing to remember here is that you never get a second chance
to make a first impression. What the buyer sees right off the bat,
sometimes even before they enter your home, will affect what they choose
to do.
Selling your own home can be tough. Don't make things any harder by
skipping out on any of the above tips.
